Are You Ready For A 7-Star Energy Rating Home?

The new building regulations, NCC 2022, stated that every new home must have 7-star energy rating, previously 6-star rating. This will come into effect by 1 October 2023.

As homeowners, there is good news and challenges with that.

The good news is, a high energy rating home means comfortable indoor temperature throughout the year and low energy bills to pay.

For the environment, it means reduced carbon emissions; which is better for the planet, your family, and future generations.

The challenge is there is a cost increase 😱 in building a 7-star rating home compared to the previous 6-star rating home.

The price increase rage from a few hundred to a few thousand dollars as stated in this article https://bit.ly/3TITFIS to $15,000 increase for a $250,000 to $300,000 house according to Housing Industry Association figures. https://bit.ly/3NiqYjF

How does that affect homeowners?

As savvy homeowners, you need to put more thought and value into better design and construction standards to offset the higher cost increase.

Good design doesn’t cost extra, but bad design will cost the life of the house and the people who live in it. Think of the effect of bad design on the future resale value of the house, the running costs of the house and your health and well-being as a homeowner living in it.

What is a good value design?

1. Site consideration

Thoughtful house orientation maximizes passive solar design and natural ventilation. These natural elements are free energy, reducing the need to have double-glazing windows throughout the house. Beware of generic house plans that don’t consider site orientation.

2. Long-term Investment

As the cost of building increases, homeowners need to design your homes for long-term purposes and investment. You can recoup the cost of building the longer you stay in the home you build. Moving, selling and buying a house whenever your home doesn’t work for you is a costly exercise.

We will explore more on what homeowners need to be aware of in terms of better construction standards when building a 7-star rating home.

We at Studio M514 https://studiom514.com.au would love to help you with good value design!
